Condo Association Management Condo Association Management is a task that can be overwhelming and time consuming for one Owner in a condo association to handle. We will act as your Association Manager and tend to all management duties. We will work with your accountant and/or Association President to ensure your building receives the proper care and planning to keep your building maintained and ready when there is an emergency or routine repair. We will review your associations reserves and create a reserve study to determine if the Association is financially able to meet the reoccurring needs of future maintenance and capital improvements. We will develop maintenance contracts and bid them out to local qualified vendors and manage their performance. We are experts in settling Owner disputes and interpreting condo documents to ensure all Owners are acting as their doc’s require. On Call Property Management We offer on call services to those who want physical management of their properties for emergency and routine tasks without a contract. You can rest easy knowing that you have a local manager that you can call on at any time to handle issues that you aren't able to tend to. There is no commitment, just call or email anytime with your request or emergency for an immediate response. Eyes and Ears This plan is for the comfort of Property Owners when they can not visit their property on a regular basis. We visit the property, make any observation requested, and report findings on a weekly biweekly or monthly basis. Landlords find this useful in enforcing tenant responsibilities. We will set you up on a reoccurring billing that will require us to perform routine inspections and services with an emailed report after each visit. Winter Watch© and Vacancy Watch Winter Watch and Vacancy Watch gives you peace of mind through the winter or through vacancies. We protect your property from freezing by ensuring your systems are up and running, remove mail, check smoke and CO2 detectors, etc. We visit the property and make any additional observations and routine repairs requested and report regularly. Vacation or Summer Property Owners find peace of mind knowing a local manager is visiting their property while it is not occupied. When you arrive at your vacation home rest assured that everything will be running as it should. Banks and asset managers call for bulk rate pricing for your vacant and REO properties. In addition to our standard packages, we offer full customization of our property management services from a menu of services that we have developed from our 13 years of hands on experience. Our managers are required to be current or past owners of rental property before handling any calls. Our President is a 15 year experienced landlord and investment property Owner and will personally evaluate your property and provide valuable information you need to decide what services will be best for you.
